Background
Tom & Kathy Obradovich and Raymond & Virginia Gingras are developing a neighbourhood plaza at the corner of Horseshoe Valley Road and 4th Line (directly across from the 4th Line Memorial Park) in Horseshoe Valley, Ontario. Both couples have always enjoyed the rustic character of Horseshoe Valley and over the years have made it their home, raising their children in this one of a kind community. As Horseshoe continues to grow and evolve, the Obradovichs’ & Gingras’ believed that a rustic neighbourhood plaza offering facilities like yoga, authentic Italian wood-fired pizza, a quaint coffee shop and other wellness and retail businesses would bring much needed amenities to the area. As a result, they teamed together to bring this idea to life.
The plaza, located on 7 acres of beautiful land, will contain over 16,000 square feet of leasable space. The general concept of the plaza will be rustic and complement the welcoming, rural look & feel of the community. The plaza will house between 6 to 8 units ranging in size from 1,000 to 5,000 square feet per unit for Phase 1. A second phase offering over 25,000 square feet of leasable space will be constructed once municipally run sewage becomes available.
This land was rezoned “local commercial” on October 3rd, 2018. Construction will begin in September 2019 with a scheduled completion in mid 2020.
INFORMATION ON THE AREA:
The neighbourhood plaza will be located on the only commercially zoned land in the Horseshoe Valley settlement area. The plaza, situated on the corner of Horseshoe Valley Road and 4th Line, is one of the main thoroughfares linking Barrie and Orillia. The plaza will also be situated directly across from the existing 4th Line Memorial Park (tennis courts, track, playground) and walking distance to a proposed development of a new Elementary School by Simcoe County District School Board.
There are three resorts in the area located a short walk from the proposed plaza:
Carriage Hills and Carriage Ridge Resorts draw up to 2,000 patrons per day to their facility during peak season and which does not have any restaurants or food & beverage options on site. The annual occupancy at this resort is approximately 205,000.
Horseshoe Resort, a year-round ski and summer activities resort attracts over 400,000 tourists annually to the area.
There is currently no take-out pizza option in Horseshoe Valley and the closest year-round pizza restaurant is in either Orillia or Barrie.
Oro-Medonte is the home to over 20, 000 residents and is expected to double over the next 15 years.
Horseshoe Valley attracts many health and sports enthusiasts (road cycling, mountain biking, hiking, Nordic and Alpine skiing) to the area each year along with other visitors exploring and discovering the area.
